Partially funded with £425,000 of the Welsh Assembly’s Strategic Capital Investment Fund, the 28 homes are built to a high specification throughout and are available for purchase through the fairlakeliving home ownership scheme and Charter Options Rent to Buy scheme.

Delivered in conjunction with Caerphilly County Borough Council, the apartments are exclusively for the over 55s, and are available on a ‘neutral tenure’ basis, which means they are available to either rent through Charter Housing or to buy through Fairlakeliving.  The homes will be ready in March 2012.

Located in a prominent position in Abercarn, the brand new library facility and high quality apartments will contribute significantly to the regeneration of Abercarn village.

Phase 1, known as “Cwrt Dyffryn” comprised 23 affordable apartments for sale and rent.

The 42 affordable homes built by Lovell will provide 24 apartments for sale for the over 55s through the fairlakeliving scheme and 18 apartments to rent. These homes are part of an overall development of 82 homes, the remaining 40 being sold by Lovell on the open market.

The first homes will be ready to move into in July 2012.

The affordable homes are provided as part of a partnership with Newport City Council to increase affordable housing options for local people.

In order to meet space standards set out in the Assembly’s Development Quality Requirements, 2 of the flats had to be remodelled from 2 bedroom to 1 bedroom with a total mix of 3 x 1B2P flats and 3 x 2B3P flats being eventually achieved.

To ensure compliance with building regulation and conservation area requirements measures such as high levels of insulation and over-hauling of timber-sash windows, ‘bath-stone’ windowsills and traditional coloured render were also incorporated into the design.

The project completed during June 2010 and will be used by Charter Housing and Reach.

Formerly owned and run by Newport City Council, the hostel previously provided temporary accommodation for families and single people affected by homelessness.

The Grade II listed buildings required significant investment to meet new standards. Charter Housing will take on the ownership of the property with Solas, (the homeless organisation within Seren), providing the support and care.

The works are scheduled to complete early summer 2011 and form part of the wider homeless solutions within the City between Seren and the Council.

This project has been delivered in partnership with Torfaen County Borough Council and Lovell to provide 53 new homes for sale, affordable rent and affordable home ownership as well as new shopping facilities.

The redevelopment will also include landscaping of the area and the provision of new public open space and a play area.

An innovative approach was used to fund the development by Torfaen County Borough Council; combining private investment from Lovell and Fairlake with Social Housing Grant from the Welsh Assembly, together with subsidised land.

Resident involvement has been absolutely crucial to shaping the project’s proposals  and they will continue to be actively involved throughout the construction programme.

In partnership with Bellway Homes, Newport City Council and the Welsh Assembly, the initial phase focused on the central part of the estate which previously housed the infamous star blocks. These blocks comprised poor quality maisonettes which were beset by severe anti-social behaviour problems.

This project will span a 5 year period and will be split into approximately 13 phases of construction, providing a total of 240 homes, of which 40 have been identified for rent. The first phase for our Group partner Charter comprised 14 rented units and was completed December 2008.

The project also includes the main community facility and shopping area which includes new retail units, community facilities, a Multi-use Games Area and replacement Police station.
